Am I Allowed To Change The Locks?
No, doing so would violate the terms of the lease. It is possible to install new locks, but you must submit a written request and bear the associated costs. Our approved contractors need to perform the work. If you wish to add extra locks, the same rules apply. -
Am I Required To Sign A Lease?
Yes, you are required to sign the lease agreement, either online or offline by appointment. Most of our rental properties require a 12-month lease. The agreement clearly outlines the responsibilities of both landlord and tenant throughout the tenancy period. -
Are Managers And Staff Allowed To Enter My Home When I’m Not There?
If there's a need for us to enter the property, we will notify you beforehand. Reasons can include emergency repairs, scheduled inspections, or insurance matters. Regular maintenance is typically arranged with you and occurs during business hours, while someone over the age of 18 is present. -
Can Anything Be Done To Waive The Late Rent Fees?
No, unfortunately, we are not able to waive late rent fees. Our late charge policy fully complies with the Fair Housing Laws, ensuring all tenants are treated equally. -
Can I Apply For A Property That I Haven’t Viewed?
No, applications are only accepted for properties you (or your representative) have viewed. Unviewed-property applications will be denied and the application fee is non-refundable. If you cannot view a property in person, you may have a friend or family member attend on your behalf. It’s very important to visit so you ensure the property matches your needs and expectations. -
Can I Have A Roommate?
Yes, but every roommate must be approved before moving in. Prospective roommates can apply online the same way as you did, completing the application, pet application, paying the fee, waiting for the screening results, and providing proof of renter’s insurance. They will then receive a leasing addendum to sign. Skipping any step violates the lease and could result in termination of tenancy. -
How Do I Set Up A Visit?
Call 813-802-7646 to get instructions to view the property. After your request is approved, you’ll be sent instructions via text to view the property at your convenience. -
How Do I Submit A Rental Application?
You must be at least 18 years old. Use our online portal to apply here: https://app.findigs.com/apply/unitid=e695c0d1-ad76-4b83-b29a-051b2fd213f5. You must also complete a pet application, even if you don’t have a pet: https://bestrentalservices.petscreening.com/. Application fees are non-refundable, so confirm the property is available before applying. If you have questions, call 813-329-3329, Monday-Friday 9am-5pm. -
How Do Rental Payments Work?
Rent is due on the first day of each month. We accept several payment options: online (with account access and autopay), mailed cashier’s checks or money orders (with your property address), or PayNearMe cash payments at supported retailers. We do not accept personal checks or cash at our office. For cash payments, use PayNearMe locations. -
How Much Time Will It Take Before We Start To Land Tenants?

Is Smoking Allowed?
No, smoking indoors is never allowed. Tenants are responsible for all damages caused by smoking indoors and may be subject to lease termination. Outdoor smoking is only permitted in designated smoking areas at least 15 feet from doors and windows. Cigarette butts must be promptly disposed of, or you may incur additional fees. -
Should I Get Renters Insurance?
Yes, all tenants 18 years or older must have adequate renters insurance before moving in. You must provide a declaration page showing at least $100,000 in general liability coverage and list Tampa’s Best Realty, LLC as an additional interested party. -
What Are Pet Policies?

What Are Your Security Deposit Policies?
Security deposits are typically equal to one month’s rent and due within 48 hours of application approval. An additional $100 administration fee is also required at that time. Applicants with credit between 550-589 will owe two months’ rent as a deposit; below 549 is disqualified. The deposit holds the property for up to two weeks. The first full month’s rent is due three days prior to your move-in. The second month will be prorated if applicable. -
What Happens If I’m Unable To Pay Rent On Time?

What Situations Are Considered Emergencies?
Emergencies are defined as situations threatening safety or causing property damage—like a burst pipe or a broken heater in winter. Contact our office immediately for any emergency. -
What Are The Costs To Apply And Move In?
At application: $65 fee per adult (all 18+ must apply)—apply at https://app.findigs.com/apply/unitid=e695c0d1-ad76-4b83-b29a-051b2fd213f5. Pet application: $20/first pet, $15/second, free for no pets or service animals; policy and screening: https://bestrentalservices.petscreening.com. On approval: $100 admin fee and security deposit (typically one month’s rent). At move-in: $60/month Resident Benefit Program, plus tenant-responsible utilities. Use our Move-In Concierge to set up utilities with a single call—highly recommended if moving in under three days. -
When Is Rent Increased?
Rent typically increases after the lease term expires, taking into account market conditions and any property owner requests.
